Real Estate Search on Google Maps

Today Google added property listings to its already extensive range of features for Google Maps in Australia.

While Google Maps are commonly used as an extra or a way to display listings on agent or portal websites, this move gives the agent or portal listings directly to Google, to display them on their maps.

Agents, groups and property portals are able to upload their listings directly to Google Maps at no cost, which the company argues will make them them “more easily discoverable by the millions of Google Maps users in Australia”.

Newspaper WA Today writes that the technology behind this enhancement was developed by engineers at Google’s Sydney office and is also being rolled out on the company’s existing property search service in the United States.

In a blog post announcing real estate search functionality for Google Maps, Google writes:

“Increasingly, people are heading online when looking for a new house to rent or buy, and from today, we’re adding the ability to search for properties on Google Maps. We’ve worked with partners across the real estate industry to provide up-to-date listings, which you can search for directly from the Google Maps search box.”

“A marker will appear on the map for every available listing, using our new search results feature, so you can get a really good idea of the distribution of the properties for sale or rent. This also means you can perform a search and see all the properties for sale close to, for example, a local school you’re interested in your kids attending. You can click on each marker and each small circle to get more detailed information about the property, including the listing agent’s website and contact details.”

Searches update automatically and are refinable by the usual criteria. Users can also access all the typical Google Maps features like Google Street View, driving directions, as well as seeing where other businesses are, while they search for a home.

Watch a video below which explains the new feature:

The launch will be viewed with suspicion by many in the real estate industry who are concerned about the threat Google poses to existing business models, particularly for property portals.

According to WA Today the service is launching with listings provided by the Real Estate Institute of Western Australia and homehound.com.au. Reports are that market leader realestate.com.au and number two ranked domain.com.au are not yet taking part.

In the latest propertyportalwatch.com poll we asked is Google a real threat to property portals? So far the poll reveals that the majority believe Google is a threat – 27 percent said yes, they can replace property portals and 26 percent said yes, they will strongly compete with property portals. 18 percent thought they were a partner for property portals and 13 percent no, they are just a search engine. And 18 percent said they were not sure but they need to be watched closely.

The poll is still open so vote on our homepage or have your say by commenting below or getting involved in the debate over at the propertyportalwatch.com forums.

  1. Real Estate Added to Google Maps – What it Means for Australian Property Portals

In Australia and the US, Google has added properties for sale to its mapping site – maps.google.com. Users of Google Maps are now able to see a selection of homes for sale and rent plotted on the maps. These homes for sale seem to be sourced from Google Base – Google’s classifieds engine. It is free for anyone to upload a listing and this can be done through an online interface or through an XML data feed. The inclusion of property listings from Google Base onto Google Maps has some parts of the Australia real estate world abuzz with thoughts of the end of market leaders’ realestate.com.au and domain.com.au. However, while this launch is new and innovative in the Australian market, a lot has to fall in place before realestate.com.au and domain.com.au are truly affected by the “entry” of Google into the Australian real estate advertising scene....

  2. More Real Estate Upgrades from Google Maps

Google Maps’ Australian team have just announced another round of upgrades to the Google Maps real estate search, this time focusing on keyword use and listing information. The Google Maps blog explains that the introduction of new search technology will bring up listing results for searches that use phrases such as “real estate,” “home for sale Sydney” or “homes for rent near Perth”. This new search option comes after Google Maps added a real estate option to the “more” menu, allowing users to view a layer displaying listings, earlier this month....

  3. Google Maps Highlights Real Estate

Google Maps has announced changes to its real estate listings and a new Comparison Ads tool for mortgages. ...

  4. Google Real Estate in Europe – What is All the Fuss About? Lessons from Australia

The news yesterday that Google was “entering” the UK/European market sent the share prices of Rightmove and Seloger into a tailspin. The Seloger share price closed down 5.7% at €23.50 while the Rightmove share price was hammered a whopping 10.3% to 499.9p. So let’s look at what happened. An article by the Financial Times (Dec 2 titled “Google set to enter UK property market”) seems to have set the cat amongst the pigeons. The article stated that Google is in talks with British estate agents and that “experts” say that an entry by them to the market could pose a serious threat to existing property websites. The article didn’t talk about what Google was going to do and Google didn’t comment. So there is really not much to go on. So the only guide we really have as to what Google may do in the UK and Europe is what they have done in Australia. Did Google really have that much impact on the Australian market?...

  5. The Challenges for Google Real Estate

The launch of Google Real Estate search on Google Maps in Australia, the US and New Zealand has shaken the property portal world. It is expected that Google Real Estate will make an appearance in the UK and German markets shortly. Last week we published our initial thoughts on what the launch of Google Real Estate will mean for the existing portal sites in Australia. These thoughts are equally applicable for portal sites around the world. Having followed the debate about Google Real Estate and its potential impact on portal sites, we thought it would be good to outline what we believe has to fall into place for Google to truly impact the property portal market leaders around the world....

It is important that Google get this right as they hold the key to providing the agents in Australia with a cost effective alternative to online marketing compared to the likes of Domain and more to the point realestate.com.au.

One of my concerns though is that REA as an example will get on the bandwagon (assuming Google let them) and will use this feature to obtain more traffic to their site. They will then try to use this increase to charge the agents even more for their subscription. Let me assure you REA is worried about Google and what it may do their subscription revenue.

My advise is to get behind this initiative and to start tracking where your enquiry is coming from and what you are paying for this enquiry on a per lead basis.

Good Work and Good Luck Google.

That’s great James….sounds like you work for google. There are plenty of other cost effective portals on the market before google.

I expect google will once again mess things up, just like their disasterous effort in the U.S.

Alan, you sound like you work for REA! I don’t know if Google’s effort was disastrous in the US. Millions of people use Google to find real estate every day.

    Dissapointing UI.

    Emma

Just for clarification this new service was a simultaneous launch in NZ as well as Australia.

As the most comprehensive real estate website in NZ with over 93% of all agent listings we are now feeding to Google which makes this feature in NZ rich in content terms (accepting of the fact that only 60% of our listings have an address which we are allowed to show!).

As I see it – Google is a great search engine which in NZ is has a market share of over 80% – we are not threatened by a search engine – we are a rich repository of information on property for sale and rent – the depth of data is our USP.

Hi Alan, no I do not actually work for Google but am looking at the situation from an agents perspective with an understanding of how the likes of REA see the agents and the marketplace.

You are right in that there are many other cost effective portals in the market but are incorrect in referring to Google as a portal as they are not and do not want to be. Google are about “search” and connecting people with the most relevant results and content.
