Sarah Beeny’s tepilo.com Almost Live

Earlier this month we reported on the arrival of a new UK website that aims to transform the way people buy and sell property.
tepilo.com is the brainchild of TV presenter Sarah Beeny and has just gone live in “phase 1″, so we can tell you a little more about what it entails.
So what is Tepilo? It seems to be a cross between a portal and a FSBO website, or as the website says, it’s “a platform that allows you to take independent control of buying and selling your home.”
In an email to registered users about the pre-launch, Sarah writes:
“In a nutshell, Tepilo is a place where you can buy and sell your home and take control of the process yourself. What’s more we won’t charge you a penny for doing it. Tepilo will guide you through the process, from uploading your home and getting ready for your first viewing to completion day and everything in between.”
Currently tepilo.com is inviting people to upload their homes in advance of the main site going live in July. It will feature properties for sale across the whole of the UK, as well as offering clear legal advice throughout the process (but people are still responsible for appointing a solicitor once a sale has been agreed, just as they normally would).
The site explicity says it is not an estate agent, it is simply that the negotiation process is carried out through the site, helping to depersonalise the process.
There are a host of perks designed to lure potential site users, who can:
- Win a home visit from Sarah to come to their home and offer advice or feature their property on the website homepage.
- Ask Sarah a question at the bottom of the webite’s advice pages.
- View advice on buying or selling their home, and designing for profit.
“We’re constantly developing the site and there’s a huge amount still to come over the next few weeks”, tepilo.com says.
Unlike similar websites, tepilo.com is completely free to browse and for sellers to list.

Sarah should look closely at the Office of Fair Trades website. It clearly defines that by supplying a board (she quotes £36) that this makes you an estate agent. As an internet estate agent, Sarah or Tepilo will be responsible for PMA (Property Misdescription) If a private seller gets their details wrong and Tepilo havn’t checked the details to be true, then fines can run into the £housands.
