I don’t know how Roost will sustain itself in the eyes of MLS’s if they are to provide leads to Broker A by using listings of Broker B. As I understand IDX rules, this is allowed by brokers but not by third-party listing sites.

Any feedback from MLS administrators on how this has all of a sudden changed?

Hello Freddy. I just wanted to try and clear up any confusion. Roost.com is a very robust and easy to use search engine that sits on top of a network of IDX websites. We work hand in hand with both local brokers and MLS’s to make sure we are compliant with all IDX rules and regulations.

We are significantly different than some of the third-party aggregation websites you might be familiar with. We don’t actually get the listings from the brokers but because many sites do, we are often confused with those aggregation sites.

I hope this sheds a little light. Please let me know if you need more clarification.
