uklandandfarms.co.uk(UKLAF) is the new website for farmers, landowners and anyone interested in buying or selling land in the UK. The website is still in it’s first year, officially launched in June, and is already experiencing over 43,000 visitors a month. These users can search over 800 rural properties from 143 different agent offices throughout the UK.

Owned and operated by the Agricultural Mortgage Corporation PLC (‘AMC’) – a wholly owned subsidiary of Lloyds TSB Bank PLC.

Dedicated to the agricultural and horticultural sector, only listing properties with three acres and more, this unique website aims to be the first in mind, when looking for agricultural property.

Advertising Model

All of the sites revenue is currently driven by agent subscriptions. The site typically charges £50 per office per month. For that, each office is given it’s own login area, where agent office information/profile data can be loaded (text and images), UKLAF performance stats can be viewed/monitored and contact details updated. Each office can load an unlimited number of properties either manually or via a datafeed.

UKLAF does not permit private advertisements.

Other options available to agent offices are Featured Property and Featured Agent advertisements – ranging from £10 to £150, depending on it’s position on the site.

There are further advertising options for third parties, as can be seen on the Advertising page, though the site’s focus to date has been with the subscribing agents.

History

www.uklandandfarms.co.uk officially launched in June 2008. It was setup by the Agricultural Mortgage Corporation PLC (‘AMC’) (a wholly owned subsidiary of Lloyds TSB Group) in response to the unprecedented demand for agricultural land, which is reflected in soaring values – up almost 100% in three years.

AMC was setup by the Government in 1928 under the Agricultural Credits Act. Following the social changes which took place after the First World War, the Government identified a need for long term finance in the agricultural industry to support long term investment in the industry and particularly to fund the purchase by tenants of the farms they rented. AMC became deregulated in 1991 and acquired by Lloyds Bank in February 1993.

Using AMC’s wealth of experience in the Agricultural industry UKLAF has been able to launch/grow relatively quickly, drawing on the experiences of AMC within the agricultural sector.
